A two-day auction beginning on November 2 has been announced for one of the most pristine properties in Denver’s financial district.
Located at 475 17th Street, the 16-story high-rise is designated as a Class B building and encompasses just over 151,400 square feet.
Built in 1975, the building through the decades has been the home to any number of business and government offices, with those individual office spaces ranging in size from around 500 square feet to more than 9,400 square feet.
The building was purchased by a German pension fund in 2015 for $26 million.
Like many modern Denver office towers, the building in recent years has endured a loss of tenants, with some reports indicating that it has only been around 38% occupied.
An effort to earlier this year to reconvert a part of the structure – which was originally called the Metro Bank Building – into housing fell through due to a lack of city financing support.
The auction, as listed by the Denver office of CRBE, has a minimum starting bid of $750,000.
