Despite Hurdles, Project Calling for the Redevelopment of a Famous Denver Jazz Club is Still On

A long-awaited project seeing the recalibration of the historic El Chapultepec jazz club in Denver is moving forward, although at a different size than first imagined.

Purchased some three years ago by the Monfort Company, the building housing the famous club, as well as an adjacent structure, are still expected to be redeveloped into a mixed-use entertainment-themed and commercial venue.

But the failure of the project to receive needed funding from the Denver Downtown Development Authority, which this year has been distributing some $570 million in funding for various downtown efforts, has changed the immediate outlook.

“The terms offered by the DDDA do not align with the financial framework required to move the project forward sustainably,” Kenneth Monfort, executive vice-president of the Monfort Company, recently remarked to the Denver Business Journal.

“As a result, we’ve made the strategic decision to scale back the design concept to ensure a viable path forward that reflects current market conditions,” continued Monfort.

Located at 1962 Market Street, El Chapultepec opened in 1933 and for decades was a premiere attraction for both jazz fans and artists, particularly in the West.

The Monfort Company purchased the property in 2022 and shortly thereafter announced plans to make it a part of a larger entertainment venue that would also include redeveloping and repurposing the next-door Giggling Grizzly bar building.

Besides the financial challenges, the project has also been subject to several public body reviews since the structures to be redeveloped are regarded as historic.

For all the challenges, the Monfort Company has remained committed to seeing the project through to completion. Earlier reports have also indicated that the famous neon cactus “El Chapultepec” sign that for decades has advertised the club will be a part of the new project.
