
Plans are moving forward in Denver for the construction of a 242-unit apartment complex that will go up just to the immediate west of the city’s downtown core.
As proposed by the real estate investment company Kennedy Wilson, which is based in Beverly Hills, the project at 2246 N. Federal Boulevard also includes 9,000 square feet of ground level retail space and requires a rezoning of the planned 1.7-acre site.
With revenues more than $28 billion, Kennedy Wilson specializes in new housing development and rehabilitation and currently manages in excess of 70,000 units worldwide.
To proceed, the project, which last month secured the unanimous approval of the Denver City Council’s planning and housing committee, will first require the demolition of a one-story, 35,000-square-foot structure which has served as a home to the Family Star Montessori School.
Family Star purchased the brick structure in 2000 for some $1.3 million. It has been one of two buildings in Denver offering the Montessori curriculum as created in the early 20th century by Italian educator Maria Montessori, who placed an emphasis on the natural interest of students over traditional formal instruction.
According to press accounts, if the Kennedy Wilson project receives city approval, Family Star intends to open a new Montessori location in the Denver suburb of Lakewood.
According to city documents, Kennedy Wilson plans to “utilize the expanding housing affordability enhanced height incentives, which will allow up to 7 stories in height.”
A hearing on Kennedy Wilson’s rezoning request is scheduled to be held by the Denver City Council on October 19.
