
A developer who has been taking on large mixed-use projects in Glendale and Surprise, Arizona, is looking to build a new retail center just on the outside of the former city.
Diversified Partners, which is based in Scottsdale, wants to build the project on a 24-acre site at the southeast corner of 99th Avenue and Indian School Road. The company purchased the site some four years ago for just under $6 million.
By design, the center, which is already nearly 80% leased, will serve a booming part of the state just to the west of the Arizona State Route Loop 101.
Located roughly 23 miles to the northwest of Phoenix, Glendale has seen its population jump from around 150,000 in the mid-1990s to just under 250,000 today. The city’s growth rate is nearly 2%, above Arizona’s 1.3% rate.
Specializing in a wide array of commercial and residential real estate services, Diversified Partners is currently serving as the retail developer for an $850 million shopping center project that will replace the famous Metrocenter Mall in Phoenix, which was demolished early last year.
