Building in Rapidly Changing Denver Section Up for Sale

A nearly 14,000 square foot structure in a dramatically changing part of Denver is now on the market for $6.7 million.

Located at 4150 Elati Street, the structure is strategically situated in what is called the Fox Island District near both downtown Denver and the city’s increasingly popular Lower Highland neighborhood made up of trendy restaurants and bars.

The Fox Island District is bordered by Interstate 70 to the north and Interstate 25 on the east and includes both new multi-story apartment complexes, as well as the G Line Station for Denver’s rapid rail network.

The area was once heavily industrial but has given way in recent years to multi-story apartment complexes.

A production facility for the Denver Post that closed in 2008 was formerly housed on Fox Street at the western edge of the district.

Built in 1988, the two-story structure on Elati Street sits on a just under 2-acre site and is classified as a Class B building. Serving primarily as a warehouse, the structure features a ceiling height of 30 feet and three loading docks, as well as some office space.

For the past nearly two decades the building has served as the home to the Ad Light Group, which specializes in lighting and custom signage products.

The building and property are listed with the Denver offices of Sotheby’s.
