Denver City Council Gives OK to Long-Planned Condominium Project

A project set for the Cherry Creek neighborhood of Denver that will see the construction of a four-story condominium structure has taken a significant step forward.

Members of the Denver City Council have now given their unanimous approval to the project, which belongs to the Nichols Partnership company of Denver.

The new structure, which will include ground level retail space, will go up at 2625 E. 3rd Avenue, the former long-standing home of the Cherry Creek Dance studio.

To make way for the new condominiums, the 10,500-square-foot, two-story structure that housed the dance studio will be demolished.

In the spring of 2025, Nichols purchased the property on a street populated with home furnishing and jewelry stores for a reported $7.8 million.

The city council vote follows several months of outreach between Nichols and area residents regarding the scale and height of the project.

Nichols Partnership specializes in a variety of commercial, mixed-use, and multifamily projects, primarily in the Mile High City. Its portfolio includes construction of the high-rise Spire at 891 14th Street, the largest condo building in the city.
