The Ranch rendering City of Gilbert

Work is expected to begin later this year on the first phase of a mixed-use project in Gilbert, Arizona that could ultimately cost as much as $1 billion to complete.

What is being called The Ranch will go up off Power Road between Warner Road and Elliott Road, and will include a combination of residential units, commercial space, and even some industrial space.

Additional features: 18 acres of green space, walking paths, and gathering areas.

Centerpiece of the project in its initial development is a lifestyle retail center to be called the Harvest Village. According to city documents, the village will comprise some seven buildings for a total of 51,000 square feet of commercial space.

The project is the result of a partnership between the companies Colmena Group of Salt Lake City, the Las Vegas-based IndiCap, and Langley Properties of Lexington, Kentucky.

Final entitlement approval from the Gilbert Planning Commission was secured last month.

The Ranch site was formerly a family-owned, 3,000-acre farm known for its alfalfa, corn, and cotton crops.

Described as a “visionary master planned development,” The Ranch will see the building of structures ranging in size from 66,000 square feet to more than 881,000 square feet.
