A development plan for the construction of 57 new single-family homes has been approved in a home rule municipality located 30 miles to the south of Denver.
Members of the Castle Rock Town Council have given a green light to a plan seeing the continued build-out of a project called The Meadows at Historic Castle Rock.
The new homes will be built on currently undeveloped land just to the north of the intersection of Coachline and Wolfensberger Roads.
Uniquely, the project will see an emphasis on open space, with more than three-fourths of the site left undeveloped.
The project developer is the Castle Rock Development Company, based in Denver, which is ultimately hoping to build a 4,000-acre community where the homes will be priced between nearly $200,000 and $500,000.
The larger planned Meadows development, amended in 2003 by the Town of Castle Rock, allows for a maximum of 10,644 residential units.
According to town documents, as of this summer there are now 6,728 such units that have been built.
The new 57-home development will also include a detention pond and a public walking and biking trail, with a minimum “10-foot tree lawn” separating the sidewalk from vehicle travel lanes.
Noting the presence of deer, elk, and rabbits, among other wildlife in the project area, a staff report for the town council notes that the “proposed development will not result in a significant impact on wildlife habitat or movement corridors along the western boundary of the Town of Castle Rock.”
With many of its residents employed in the high-tech sector, Castle Rock has seen its population jump from just over 20,200 two decades ago to just under 65,000 today.
