
A much-discussed project calling for the construction of a combination of a new hotel, apartments, and affordable housing units has taken a significant step forward in Denver.
Members of the Denver City Council have given a green light to the development at the mixed-use Steam on the Platte property. The council has approved the rezoning of an existing parking lot at 2420 W. 14th Avenue.
Regarded as an infill project, the site itself has been described by the Denver Architectural Foundation as a place that more than a century ago was a dumping ground, but is now a “deeply embraced asset for the community.”
Working with the Weins Development Group, which is also based in Denver, Urban Ventures of Denver has requested that the one-acre parking lot in question be rezoned to allow for the building of a hotel with 110 rooms, and around 200 residential units.
The proposal has called for the construction of two structures, with some 12% of the planned units geared for tenants earning 60% or less of the area median income.
Located in the city’s Sun Valley neighborhood, the Steam on the Platte project may see the construction of buildings topping out at around eight floors.
Previous phases of the ongoing Steam on the Platte redevelopment have seen the redevelopment of the main plant facility into office space, along with the repurposing of a former bow truss building measuring 6,000 square feet into space for the Raices Brewing Company.
According to the Denver Architecture Foundation, the larger site in the 1880s served as a neighborhood to some of the earliest Jewish settlers in the city.
