Large Goodyear Acreage Approved for Big Industrial Business Park Site

Plans are swiftly moving forward for the creation of a vast industrial and business park in Goodyear.

The project will go up on a vacant 267-acre desert land site at the southwest corner of Citrus Road and Interstate 10 in a region of the state that has seen dramatic growth in the development of such parks.

Currently called the I-10 Citrus Gateway, the project is being spearheaded by the Scottsdale-based Rankin Real Estate LLC and New Street Properties of Omaha, Nebraska, which late last summer paid around $32.5 million for the site.

That site, roughly twelve miles to the southwest of Luke Air Force Base, has since been rezoned from residential to industrial for the project.

In a presentation made in December to the Goodyear Planning and Zoning Commission, Guadalupe Ortiz Cortez, a planner with the city, said the land redesignation “supports the prosperous and innovative fundamental strategy of the general plan by diversifying the economy and responding to market shifts.”

Exactly what will be built at the site remains open to question. In an interview with the Phoenix Business Journal, Kermit Rankin, founder of Rankin Real Estate, remarked: “Our plan is to wait for users to come along, or a single developer,” with the goal of letting them “choose what they want to develop.”

Those users may want to develop a part or all of the site, Rankin added.

It is estimated that at full build-out the site would be able to accommodate some 4 million square feet of industrial space.

Such park developments in the region are entirely tied to the growth of industrial space construction. According to the site Commercial Search, the metro Phoenix area, which includes Goodyear, has 17.7 million square feet of such construction underway as of the beginning of this year, making it the third largest such region in the country.
