Large Land-Owning Denver Airport Looking for New Mixed-Use Growth

A massive 26 acres adjacent to the Denver International Airport may soon see both new retail and hospitality construction.

The airport has issued a call for offers from qualified developers, investors, and others, looking for ideas on how to develop what is called the West Approach, which is located near the intersections of North Gun Club Road and Pena Boulevard.

In a press release, Phil Washington, chief executive officer of the airport, said the idea behind future West Approach growth is related to providing “amenities to travelers and visitors, while also creating business opportunities for the community.”

According to the airport, development of the vast acreage could also see the building of restaurants, pubs, and patios, providing amenities for roughly 69 million DIA passengers annually.

That 69 million figure for an airport that is listed as the third busiest airport in the U.S. and eighth busiest in the world is forecast to reach 100 million in the next decade.

The West Approach area is part of the airport’s encompassing Global Gateway, which comprises some 16,000 acres and a series of commercial districts, making up the largest commercial land holdings of any airport in the country.

The airport’s call for offers has a submission deadline of March 31.
