
One of the most well-known and classic campgrounds in Colorado is now on the market with a listed asking price of $5.9 million.
Located in the southwestern Colorado town of Delores, the Priest Gulch Campground on two-lane Colorado State Highway 145 was created in 1959. It has for decades served as a camping and cabin resort to locals and visitors.
Sitting on a more than 27-acre site, the main two-story building at the campground is designated as a Class C structure and is graced with a wooden porch and detailed wood wall interiors. The larger site includes five cabins and space for nearly 90 recreational vehicles.
Located in the San Juan Mountains, the elevation of the site is around 6,900 feet. A review of the property by the site Keystone RV Forum noted that it was somewhat off the grid in terms of internet connections, but a “beautiful and peaceful campground in dark sky country.”
Notes the book Colorado Camping, Priest Gulch has long been popular with recreational vehicle patrons, “many of whom have semi-permanent residences with sprinklers, bird feeders, and wind socks.”
The Priest Gulch Campground is part of a thriving $27 billion national recreational vehicle camping industry, according to statistics compiled by the Commerce Department’s Bureau of Economic Analysis.
The property is being listed with the Durango-based Harmony Real Estate.
