
The City of Phoenix’s planning commission is set to review a rezoning application on December 4 for a large development project set to go up near the still-expanding Taiwanese Semiconductor Manufacturing Company (TMSC) site.
The proposed North Park is being spearheaded by the homebuilding company Pulte Group and TSMC and will see a project built on more than 6,300 acres at the southwest corner of Interstate 17 and Loop 303.
The master planned project, if approved, will include single-family homes, commercial, and industrial space construction.
Reports indicate that just over 900 acres of the project site will be used to build three new TSMC chip fabrication facilities, as well as two advanced packaging facilities.
The North Park concept has already won the unanimous approval of the North Gateway Village Planning Committee, which serves as an advisory board to the city council, despite the objections of area residents who packed the committee’s hearings on the matter, raising concerns about traffic, a reduction in recreational space, and the amount of water that will be needed to sustain the project.
As currently written, the proposal requires that around 2,100 acres of the land in question will be included as part of the Sonoran Preserve system.
In a message sent by the City of Phoenix to television station KNXV it is stated that the project will be governed by a “zoning framework for the land” that includes the protection of future preserve areas.
Based in Atlanta, the Pulte Group is one of the largest home construction companies in the country, having built upwards of 800,000 homes in 23 states.
If approved by the city council, actual work on the project is not expected to begin until sometime in 2027.
