
Plans are moving ahead for the construction of a massive housing development on the east side of Colorado Springs that could ultimately see the construction of up to 5,000 new homes.
The project belongs to the Flying Horse Land Company, which is based in Colorado Springs and specializes in large residential community projects.
As planned, the project will be built over a spread of just over 1,800 acres edging the north border of the Schriever Space Force Base, at 16661 Colorado State Highway 94.
According to county documents, the project will see around 820 acres designated for home construction, 90 acres for institutional use, and 31.2 acres for commercial use.
A large 521 acres will be given over to mixed-use purposes, with 30.6 acres for open space. In addition, just under 100 acres will go for the building of stormwater detention infrastructure.
Reports indicate that the project, which has been in the planning stage for around five years, could also see the construction of several hotels, a golf course, and hiking trails.
The plan was initially rejected by the El Paso Planning Commission when concerns were raised regarding existing zoning requirements.
Last month, members of the El Paso County Board of County Commissioners instead gave their approval to a sketch plan for the project.
According to a website maintained by the county, future development proposals connected to the project, including “specific densities and specific lot layouts, as well as lot sizes,” will be reviewed as they are submitted.
