Modernistic Downtown Denver Skyscrapers to See New Life as Multi-Use Structures

Plans have now been submitted in Denver for a project that could see a holistic reimagining of an entire built downtown block.

The project is being proposed by the Denver-based Luzzatto Company and envisions repurposing existing structures at 621 and 633 17th Street.

According to the company’s plans, the office buildings would be redeveloped into mixed-use space that will house both apartments and restaurant space, as well as a bodega, daycare center, and market. The project would also see the creation of a public plaza.

The property, which Luzzatto purchased last year for $5.2 million, is generally referenced as the High Fidelity Plaza.

The tower structure at 621 17th Street was built in 1958 and tops out at 28 stories. Designated as a Class B structure, it encompasses just under 392,000 square feet.

The 633 17th Street building was completed in 1973 and has 32 stories. A Class A structure, the building measures around 581,000 square feet.

In all, some 700 new apartment units would be built as part of the anticipated $319 million project, with those units ranging in size from studios to three bedrooms.

The New York-based design firm HLW International is part of the development team for the project, as are the MDP Engineering Group and R&R Engineers, both of Denver.

The Luzzatto Company, with additional offices in Austin, Los Angeles, and Taos, specializes in housing, office, and retail development.
