More Than 20-Year-Old Modern Albuquerque Office Building, Home to Two Bid Federal Agencies, is Up for Sale

A more than 62,000-square-foot structure in Albuquerque with a decidedly stable tenant base is on the market with an asking price of $11.5 million.

Located at 555 Broadway Boulevard NE, the two-story structure houses offices for both the Bureau of Reclamation as well as the Social Security Administration.

Built in 2003, the building is designated as a Class B structure and sits on a just over 3-acre site several blocks away from the intersection with Lomas Boulevard NE.

The two floors of the structure measure around 31,000 square feet each, with the building also including both lobby and storage space.

A key selling point to the property, which is listed by the Dallas-based Colliers, is undoubtedly the presence of the offices of the Bureau of Reclamation and Social Security Administration, which have 5- to 7-year leases in the structure

Work on the structure launched in the summer of 2002, with construction done on a build-to-suit basis for the two agencies by the Denver-based Aardex Corporation.
