New Apartment Complex in Midtown Fort Collins Could Be Culmination of Long-Visualized Plans

Updated plans have been announced for a project in Fort Collins that has been in the making for around four years.

According to city records, what is being called The Edison at University Plaza will feature a swimming pool and courtyard. “The exact number of units has not been determined,” say those records, “but could range from 279 units to 295 units, depending on the final unit mix.”

Plans call for the demolition of two structures at 2325 and 2407 S. College Avenue in order to make way for a new four-story structure.

The apartment complex will include studio and one to three-bedroom units, with the larger site enhanced by upgraded pedestrian pathways and landscaping.

The project will also be built along Low Impact Development guidelines with an emphasis on underground storage space and rain gardens.

Submitted to the City of Fort Collins by the planning, surveying, and engineering firm Kimley-Horn and Associates, which has offices in Fort Collins, the project’s architectural design has not yet been announced, “but will look to buildings in the area for inspiration.”

The original concept, as announced in the spring of 2022, called for the building of 224 residential units.

The Edison at University Plaza will be going up in a section of the city, around 3 miles to the south of downtown Fort Collins, that is populated with shopping mall developments on one side of S. College Avenue and suburban residential properties on the other.
