A new 230-unit apartment project may be in the works for a busy and growing section of Denver’s River North Art District, otherwise known as RiNo.
The project, just to the southeast of the South Platte River Trail, is set for 3320 Arkins Court, and will belong to the San Francisco-based development company Carmel Partners.
Currently called “Drive Train II,” the project will go up next to the company’s already existing Drive Train site, a 417-unit project whose official address is 3299 Brighton Boulevard.
The original Drive Train is currently under construction. Both projects are in a part of town dotted with some industrial facilities as well as new multi-story apartment complexes.
According to plans, the complex will top out at a dozen floors, with 9 upper floors devoted to residential space.
Three lower floors will be comprised of garage parking, while the building’s fourth floor will house amenity space.
Both the site for the existing Drive Train project as well as the planned new 230 units was purchased three years ago by Carmel for around $30 million.
An institutional investment manager, Carmel specializes in both the development and renovation of residential properties, primarily on the East and West coast.
With a steadily increasing population and boasting any number of restaurants, breweries, and art galleries, RiNo, according to the publication Denver Ear, is regarded as the city’s “hippest neighborhood.”
