New Building Proposal In Fort Collins Would Add to Existing Historic Structure

A project is currently going through the development review process in Fort Collins that would see the building of a new two-story structure in a historic downtown neighborhood.

The building would go up at 300 E. Mountain Avenue and, as planned, would be adjacent to an existing well-known structure called The Armory. That building is nearly 120 years old and currently serves as a music venue.

Located at 314 E. Mountain Avenue, The Armory got its name for having served as the headquarters for a local unit of the Colorado National Guard. In subsequent years, the building was the home to the Paramount Laundry and Cleaners, as well as serving as a meeting hall and roller-skating rink.

The structure was placed on the National Register of Historic Places in 2002.

Officials with the Fort Collins-based Bohemian Companies – which is a part of Bohemian Investments and specializes in real estate and financial services – own The Armory and are the force behind the proposal for building the adjacent structure.

According to city records, the new structure, which is described as a “commercial building,” will measure around 4,000 square feet and have both office space as well as a “green room to support the Armory next door.”

Papers submitted to the city by the Fort Collins-based firm of Ripley Design Incorporated state that the new structure will be “compatible with the surrounding area and will also celebrate the lot’s triangular shape and corner presence.”

Building of the new structure is being classified in city documents as an “infill project.”
