Plans are now underway for the construction of what is being described as a “resort style” apartment complex near Pikes Peak State College on the southeast side of Colorado Springs.

Real estate company Thompson Thrift has announced that the project, to go up on some 16.6 acres, will include 336 one-, two-, and three-bedroom units.

Additional complex features include a business center, fitness facilities, swimming pool, community grilling areas, a pickleball court, and a dog park.

Located at 4446 Vennetucci Boulevard, what is being called Venture on Venetucci will be built in a part of the city with significant recent commercial development including the South Academy Highlands shopping center.

In a statement, Josh Purvis, managing partner with Thompson Thrift, remarked that Venture on Venetucci will see a “blend of quality, luxury, and lifestyle to a market that values exceptional living experiences.”

That market is importantly fueled by the growth of Colorado Springs, which has gone from 416,000 in 2010 to nearly 500,000 today, and includes a large percentage of Millennial and Generation Z white collar professionals.

Launched in 1986, Thompson Thrift, with offices in Denver, as well as Houston, Phoenix, and Terre Haute, has emerged as one of the largest multifamily developers in the country. According to the publication Colorado Construction & Design, the company has to date developed more than 5,600 residential units in the Centennial State.

Work on the Venture on Venetucci is expected to launch soon, with a rough completion date of late 2027.
