New Condo Project Proposed for Denver’s Dense and Always Popular Cherry Creek Neighborhood

A new zoning designation is being sought for the building of a new condominium project in the Cherry Creek North neighborhood of Denver.

As planned, the project at 2625 E. 3rd Avenue will see the construction of a four-story condo building in one of the oldest and most popular parts of the city where the average home price is about $100,000 higher than the rest of the city.

The Denver-based Nichols Partnership purchased the site last spring for just under $8 million, with plans to build a condo project that will include ground level retail space.

The site is currently the home to a dance school called Cherry Creek Dance. The two-story structure housing the dance school was built in 1976 and will be demolished to make way for the new project.

The rezoning application has now been approved by a Denver City Council committee and will next be reviewed by the full council.

Established just over 30 years ago, the Nichols Partnership specializes in commercial, mixed-use and multifamily projects ranging in size from $5 million to $300 million throughout Colorado.
