New Denver Apartment Complex Set for Construction On Site That Was Once Home to Iconic Motel

Work is expected to begin soon on the construction of a new apartment complex in Denver that will contain 155 residential units and two levels of parking.

The project will go up at the intersection of Colfax Avenue and Colorado Boulevard, and see the units housed in a six-story, wood frame structure. Those units will vary in size from studios, to one and two bedrooms.

To be built by the real estate investment firm Laramar Group, which has offices in Denver, the project has received significant media coverage due to what it is replacing: the Royal Palace Motel.

That six-story, 70-room motel was built in 1969 and regarded as classic of modern motel architecture. The structure was particularly visible owing to a neon king’s crown sign at the very front of the property.

The motel went out of business in 2013 and remained vacant in the years to follow.

The Laramar Group purchased the property last year for $7.3 million. The motel itself was demolished this spring, although the iconic neon sign was preserved.

The new project will include apartments with extensive patio space, a fitness center, and clubroom, as well as new sidewalks, lighting, and landscaping.

Work on the new complex is expected to begin no later than early next year, with a general late 2027 completion date.
