Plans have now been announced for the construction of a large multi-unit apartment complex that will go up on the site of a long-closed movie theater in Denver.
Century Communities, which is based in Greenwood Village, wants to build what will be a 326-unit complex at 3635 S. Monaco Street. The site is the former home of the Regal Continental Theater, which was a popular movie house for nearly half a century until closing in 2023.
According to preliminary plans, the project will include two structures totaling just over 273,000 square feet, and around 5,400 square feet of retail space.
The architectural firm Norris Designs, which has offices in Denver, is part of the development team for the new project.
Because it will be built just two blocks from the Denver Regional Transportation District’s Southmoor Station, which is a light rail stop, the project is being classified as a transit-oriented development.
The Regal Continental Theater closed as part of a bankruptcy process launched by its parent company Cineworld, which initially shuttered such 40 such movie houses nationally, with the number greatly increasing since.
An exact schedule for when work on the new apartment complex will begin is expected to be revealed later.
