New Fort Collins Apartment Complex Seen as a Response to Growing Colorado State University Enrollment

Plans for the construction of a nearly 260-residential unit apartment complex geared for students are expected to be reviewed within the next two weeks by the Fort Collins Planning and Zoning Commission.

The project will go up on a 4.5-acre site at 304 W. Prospect Road and will see the building of a single five-story structure that will also include some retail space. Apartment sizes will vary between studios and one-, two-, three- and four-bedroom units.

Owner of the project is the Board of Governors of the Colorado State University System. According to city documents, the structure will be built “in direct relation to street sidewalks, with no intervening vehicle use areas.”

Development of what is being called the Prospect Plaza will see a site with an “emphasis on streets as attractive public space; walkable neighborhoods and districts; and visual interest and pedestrian comfort, generally.”

The project will first require the demolition of eleven three-story apartment buildings called the Prospect Plaza Apartments.

Documents submitted for the project also envision an interior courtyard with trees, benches, festoon lighting, and fire pits.

The project has been the subject of one public input meeting held earlier this month and is scheduled to go before the Fort Collins Planning and Zoning Commission on February 5.

One of the prime factors animating the building of Prospect Plaza is the ongoing enrollment growth at nearby Colorado State University. Last fall the school saw more than 34,200 students, up from around 28,000 in 2009.
