Plans have been announced for the repurposing of an historic property in Denver’s increasingly popular Ballpark neighborhood.
Located at 2100 Larimer Street, the two-story building in question was built in 1908 and originally served as a café and saloon called Levy’s Old Place, with the second floor taken up by a hotel.
In recent years the structure has housed an Indian-Pakistani restaurant called the Larimer Kabob House as well as the former El Charrito Bar, which closed in late 2018.
Denver developer Matt Van Sistine, who purchased the nearly 17,000-square-foot building for a reported $1.6 million in the spring of 2025, has said he wants to transform the structure into a music venue that would also include a boutique hotel.
Plans additionally include the construction of a rooftop gathering space.
According to the Denver Business Journal, Van Sistine intends to “submit core and shell plans to the city soon,” in anticipation of actual work beginning this fall.
The Ballpark neighborhood has been going through a historic transformation in recent years, with dozens of structures built in the early 20th century being modernized and upgraded.
The founding in 2024 of the Ballpark General Improvement District has meanwhile put an emphasis on restoring public spaces and buildings in the area.
That effort has spearheaded “subtle aesthetic changes to the neighborhood, like freshly painted light poles and new signage,” notes the Denver Post, with plans in the works for improved bike infrastructure, canopies over some streets, and the planting of trees.
Rents in the neighborhood have jumped from around $1,700 a decade ago to just under $2,800 today, with the average home price now standing at nearly $480,000.
