A new project underlining the city’s growing importance as a logistics hub is in the planning stage in Aurora.
To be developed jointly by the real estate firm Hines, which is based in Houston, and Fulenwider, a long-time Denver developer, the project will take in a sweeping 216 acres on the northeast side of Aurora off Colorado State Highway 470.
This site is between East 60th Avenue and East 68th Avenue, roughly 3 miles to the southeast of the Denver International Airport.
Altogether, what is being called the Denali Logistics Park will have enough room for up to 3 million square feet of logistics and industrial space.
The site’s planners envision the eventual construction of e-commerce fulfillment centers, warehouses, and both light manufacturing as well as high-tech industrial facilities.
The focus of the park will be on Class A industrial space, with site amenities including covered outdoor seating and access to walking and biking trails along the nearby Sand Creek.
Buildings within the park, to be designed by the Denver-based architectural firm of Ware Malcomb, will have a modern, sleek appeal. According to a Hines press release, the park’s structures will provide tenants with “functional and efficient state of the art floor space.”
In a statement, Courtney Schneider, director at Hines, said the new park will be designed to “answer the growing demand for state-of-the-art distribution and warehouse space in one of the area’s most rapidly growing markets.”
With a lure of any number of tax incentives and credits, the park is also located within both a designated Opportunity Zone and Enterprise Zone.
