Plans have been submitted to the City of Denver for the construction of a high-rise that will go up on the site of what is mostly now a parking lot some 3 blocks from the Coors Field baseball stadium.
The Chicago-based CMK Companies wants to build a 37-story structure that will have upwards of five hundred residential units at the northwest corner of W 21 Street and Lawrence Street.
As proposed, the project will also include more than 7,000 square feet of ground floor retail and six levels of parking with enough space for 350 vehicles.
Additional features of the structure are expected to include a fitness room, yoga deck, swimming pool, library, patio, two conference rooms, as well as dog play and bike space.
The project will go up in a structure-dense section of downtown Denver populated with multi-story apartment and office buildings.
Plans for the project also call for the demolition of the one-story, 14,000-square-foot La Popular Food Company building on Lawrence Street, a restaurant featuring Mexican food.
Founded in 1995, CMK Companies bills itself as a “luxury real estate developer.” The publication Chicago Magazine has characterized CMK, which has a portfolio of more than $3 billion in properties, as a company that has “made a habit of developing forward-looking contemporary styled condominium buildings.”
