New Multi-Family Project Set for Largely Undeveloped Section of Growing Arvada, Colorado

A new development in the fast-growing city of Arvada will see the building of 56 townhomes and up to 324 apartments.

The project, which is being spearheaded by the Atlanta-based RangeWater Real Estate, will go up on a 16-acre site om the northwest side of the city.

Arvada has seen its population jump from 106,000 in 2010 to more around 122,000 in the most recent Census Bureau figures, largely due to migration from Denver, 19 miles to the southeast.

In an attempt last year to address the need for more housing, the Arvada City Council approved what was officially called a Housing Strategic Plan that is allocating publicly owned land for new mixed-income and affordable housing projects.

The RangeWater Real Estate project will be built within the borders of Arvada’s 1500-acre master-planned Candelas community.

The project, which has been in the talking stage since around 2020, will include townhouses with two to three bedrooms; and apartments with one and two bedrooms.  Also included in the project: a clubhouse, fitness club, swimming pool, dog park, and community garden.

“The city of Arvada has grown exponentially over the last decade or two,” Jordan Orr, a development director for RangeWater, remarked to the Denver Business Journal, in noting that the project has “had to work through some infrastructure upgrades, addressing water and sewer upgrade through their municipal system.”

Specializing in acquisitions, development, and property management, RangeWater has been primarily active in the South, while increasing its footprint in Colorado, Utah, and Arizona.

The Arvada development will mark the company’s fourth project in the Centennial State.
