New Tall Apartment Project Proposed for Always-Busy Section of Denver

Plans have now been submitted for the building of a 429-unit apartment complex that will be housed inside a 12-story tower in Denver’s River North Art District.

The project belongs to the development firm Koelbel & Co. and will go up at 3400 Brighton Boulevard on a just over 2-acre site. That site is surrounded by multi-story apartment complexes and other facilities in what is arguably the trendiest section of the Mile High City.

As currently envisioned, the project will include 10,400 square feet of retail space, a 25,000-square-foot pool terrace, and bicycle and ski storage rooms.

In a section of the city where, according to the site RentCafe, the average rent for a one-bedroom apartment is now at nearly the $2,000 mark, some 65 of the proposed 429 units will be income restricted.

The project will see the demolition of two one-story brick buildings, one of which has been the long-time home to the Millennium Auto Body repair shop.

Koelbel & Co, which was founded in 1952 and is based in Denver, specializes in a wide variety of residential and commercial projects.
