Ongoing Denver Repurposing Project May See New Hotel and Apartment Component

A successful warehouse-to-office conversion project in Denver may soon be expanded with new hotel room and residential units.

The Steam on the Platte development traces its roots to more than a decade ago when the Denver-based company Urban Ventures purchased a 65,000-square-foot facility fronting the Platte River with the idea of repurposing it.

That property was once part of the Zuni Power Plant site containing a power station that provided much of the city’s energy needs for decades before being decommissioned in 2015.

In a project with the Weins Development Group, also of Denver, Urban Ventures is asking the city to rezone what is currently a nearly one-acre parking lot next to a portion of the larger Steam on the Platte site for the building of a hotel with 110 rooms and just under 200 residential units.

More specifically, the proposal envisions the construction of two structures, with around 12% of the residential units slated for tenants earning 60% or less of area median income.

The rezoning proposal has won the support of Denver’s South Platte River Commission and is expected to be reviewed by the Denver City Council in early August.
