Plans Announced for Building of Large New Transit-Oriented Housing Project in Denver

A new apartment complex that will top out at 22 floors may see construction on a parking lot that belongs to the Denver Regional Transit District.

The project, which will be geared for affordable housing, is designed to be part of a larger movement to put up more transit-oriented development in the Mile High City.

Site for the project is the southwest corner of East Smith Road and North Central Park Boulevard. What is estimated to be a $75 million complex will house upwards of 211 residential units.

As envisioned, the project will see one-, two-, three- and four-bedroom units, as well as lobby and parking space.

Should the project become reality, notes the Denver Business Journal, it would be an example of a city strategy coupling “high density new construction with transportation options, such as an RTD light rail station.”

For more than a decade Denver’s RTD has been promoting transit-oriented development projects. A website for the agency says that such projects not only ensure multi-modal access for residents, but “protects and enhances RTD’s transit assets.”

At the same time, say supporters of such projects, they can be used to help reduce Denver’s ongoing affordable housing challenges. Concept plans for the E. Smith Road/North Central Park Boulevard project have now been submitted to both the city and county of Denver. Minneapolis-based UrbanWorks Architecture, which specializes in urban infill projects, is part of the development team.
