Plans have now been announced to repurpose a 19-story office tower in Phoenix into an upscale 340-room hotel.
The company LaPour Partners, with headquarters in Las Vegas, sees a new future for the high-rise structure, which is currently vacant and located at 400 E. Van Buren Street.
Besides the creation of the new hotel rooms, plans also call for the building of several new restaurants, a ballroom, meeting spaces, swimming pool, and fitness center, among other amenities.
The new hotel will be branded as a JW Marriott, a luxury line of hotels based in Bethesda, Maryland and owned by Marriott International.
The structure at 400 E. Van Buren Street, otherwise known as the One Arizona Center, was built in 1990 and substantially renovated in 2020. Designated as a Class A structure, the building comprises just under 343,000 square feet.
The repurposing projects come with a $200 million price tag, and marks the fourth such large hotel effort in metro Phoenix undertaken by LaPour in recent years. The company specializes in large scale industrial, office, and hospitality projects primarily in Arizona, Colorado, and Nevada.
The new Pheonix project will be designed by LJC Design and Engineering, which has offices in the city; with Lonney and Associates of Denver brought in as the interior designers. The One Arizona Center project, undertaken by the famous Rouse Company, was completed in the fall of 1990 at a cost of $515 million and regarded at the time as one of the largest such projects of its kind in Arizona.
