
Members of the Rio Rancho Governing Body may soon be tasked with deciding whether to approve the construction of a just under 4,500-square-foot convenience store, along with half a dozen individual gas stations.
The project, slated to go up at the intersection of New Mexico State Road 528 and Obregon Road, will belong to the Salt Lake City-based Maverik Incorporated, which has more than 400 locations primarily in the West.
As proposed, the project, which last week won the approval of the Rio Rancho Planning & Zoning Commission, will include a fuel canopy with the six double-sided stations. According to reports, the one-story structure will employ building materials and a color palette designed to follow Rio Rancho’s municipal code.
A small number of residents have raised objections to the project, pointing to concerns about traffic, and both light and noise pollution. Richard Piggott, site development manager at Maverik, told members of the commission that the project will employ LED lighting.
“There will also be shielding, so that you won’t get direct light to the neighbors to the north of us, and you’ll have what is called a zero-cut-off line, so you’ll have zero lumens past the property line,” Piggot remarked, according to the Rio Rancho Observer.
The size of the proposed store is within the range of most Maverik outlets which measure between 3,300 square feet and 5,900 square feet.
