Work may begin later this year or early next year on a 98-unit apartment complex that will go up near the banks of the Arkansas River adjacent to downtown Pueblo.
Suggested changes to the six-story project have won the approval of the Pueblo Zoning Board of Appeals, changes that include reduced parking space and a redesigned access road to the property in question.
The project will go up in what is a designated Pueblo Urban Renewal Authority redevelopment area, and will include studio, and one- and two-bedroom apartments. Unit rents will vary between $1,900 and $2,600 a month.
In a separate action, the board of the Renewal Authority has voted to approve some $7.8 million in tax increment financing for the project.
Officially called The Bluffs, the project will specifically be built near West 4th Street in the vicinity of the historic Corona Park, which in more recent years has just been referenced as “the Blocks.”
The project designer is Venture Architecture of Denver, with a joint development team made up of Oreamnos Development, also of the Mile High City, and the Pueblo-based Akansa LLC.
City officials have been trying to promote more development, especially of a residential nature, along the Arkansas River and the Whitewater Park, which runs between Union Avenue and 4th Street.
The Bluffs is regarded by the Pueblo Urban Renewal Authority as a particularly important project because it will contribute to improving public infrastructure while reducing blight.
