A series of studio, office, and gallery spaces is on the market in the midtown area of Santa Fe, with an asking price of just over $12 million.
The Second Street Studios, officially located at 1807 2nd Street, is a unique five-parcel site that includes a South Court with 6 buildings and a total of 40,000 square feet; a Middle Court with 2 buildings comprising 10,000 square feet; and a North Court with 4 buildings accounting for 20,000 square feet.
The neighborhood-like site also features a 10,000-square-foot structure known as the Sari Building; and the 20,000-square-foot Rachel Building. Both the Sari and Rachel buildings are geared for multi-tenant office buildings.
Altogether, the Second Street Studios site is made up of 88 individual units, representing just over 100,000 square feet. The metal buildings on the site were designed by well-known architect Peter Calthorpe, who is one of the founders of the Chicago-based Congress for New Urbanism, which supports sustainable building practices.
Second Street Studios has been lauded in many publications. In the book Solving Sprawl: Models of Smart Growth in Communities Across America, it is praised for its “innovative, beautiful design.” The book adds: “The community is constructed around a series of tree-filled courtyards. The lush, sunlight-filled courtyards soften and enrich the look of the buildings surrounding them.”
The book Green Development: Integrating Ecology and Real Estate remarked that Second Street Studios “breathed new life into this part of Santa Fe, sandwiched between an old blue-collar barrio and an industrial area two miles southwest of the city’s historic Plaza.”
The Second Street Studios listing is being offered by the Albuquerque offices of realtor CRBE.
