A property spanning four acres in Las Cruces that has served as the home to an assisted living and memory care facility is up for sale with an asking price of just over $11.5 million.
Located at 2802 Corte Dios, the site includes five separate structures that are designated as Class C buildings.
Altogether, the buildings, which are made up of four residential structures with kitchen facilities and one administrative office, comprise around 24,500 square feet.
The Haciendas at Grace Village was founded in 2012 and provides a range of services for residents that include medication and hydration management assistance, daily meals, and laundry service.
An additional 7.4 acres at the site is also available for sale.
The property is being listed by the Las Cruces-based NAI 1st Valley Realty Incorporated.
Responding to a massive Baby Boom generation market that will see upwards of four million people reaching the age of 80 between now and the year 2030, assisted living communities are rapidly being built in all regions of the country, but particularly in the South and West.
According to the National Investment Center for Seniors Housing and Care, it is expected that at least four thousand individual assisted living units will be built by the end of this year.
At the same time, assisted living communities have become high-priced items in the national real estate market. Late year, a combination of five such communities sold for $96.5 million in southern Arizona; with two communities based in Grand Junction and Greeley, Colorado, going for $30 million.
