Telecommunications Giant Lumen Technologies Puts Big Suburban Denver Properties Up for Auction

An auction is scheduled to be held roughly a month from now for four office buildings 18 miles to the northeast of Denver.

The unusual property listing takes in a 55-acre site at 1025 El Dorado Boulevard in the suburban city of Broomfield, with the site and buildings belonging to the telecommunications company Lumen Technologies Incorporated.

Encompassing a total square footage of just under 800,000 square feet, three of the buildings were constructed in 1999, with the final building completed in 2000.

What is called Building 2000, and with four stories, measures 85,167 square feet is designated as a Class B structure. Building 3000 has three stories and measures just over 238,000 square feet as a Class A structure. Building 1000 is also designated as a Class A structure, with three stories and more than 209,000 square feet.

Buildings 1000, 2000, and 3000 were all built in 1999.

The final structure, Building 4000, went up in 2000 and measures around 259,300 square feet. Also designated as a Class A structure, the building has three floors.

A minimum bid for the properties at the two-day auction, which is set to begin on February 2, has been set at $6.5 million.

Based in Monroe, Louisiana, Lumen Technologies started out as the Oak Ridge Telephone Company in 1930 and offers a wide variety of communications, cloud solutions, and network services. The company has other offices in Chicago, Dallas, Los Angeles, and New York, among other U.S. locations.

In a statement sent to the Denver Business Journal, a Lumen official said the company was selling its Broomfield properties in a move to accommodate the evolving needs of its customer base. “This process caused us to take a step back and look at the locations from which our employees work,” the statement said.

The auction listing is being conducted by the commercial real estate firm Newmark, which has offices in Denver.
