Two Buildings in Denver’s Vibrant Capitol Hill Area Set for Auction

A starting bid of $1.5 million will be accepted for the auction of a package of two properties in downtown Denver that together comprise around 157,000 square feet of building space.

What is referenced as the Capitol Center in the 200 block of E. 16th Avenue, includes the just over 134,000-square-foot Capitol Life Tower, which tops out at twelve floors, and includes luxury office suites, recently renovated common areas, a fitness center, and rooftop terrace. The building was completed in 1963.

The second property is the Colorado Trust Building at 1600 Sherman Street, which measures nearly 23,000 square feet and has two floors. Designed in the Classic Revival architectural style, the Trust Building was completed in 1924. It is designated as a Class B structure and includes a grand two-story marble entrance hall.

Both structures are listed on the National Register of Historic Places.

The Capitol Center building was purchased for $29 million in 2019 by Harbor Associates of Seal Beach, California. The building has been subject to a study by the City of Denver looking at its reuse potential as housing. 

The two-day auction for the two properties is scheduled to begin on August 17 and is being handled by Denver office of CBRE.
