Very Large Residential Project May Be Launched in Southern Arizona

The beginning stages of a project that could see the construction of around 3,600 new homes as part of a master-planned community near Maricopa, Arizona is underway.

Real estate developer Emmerson Holdings wants to see the project built on some 1,160 acres to the southwest of Warren and Papago Roads, about 12 miles to the southwest of downtown Maricopa.

Emmerson Holdings, based in Scottsdale, purchased the site in question for around $11.6 million.

If all goes as planned, the Emmerson company will sell land on what is being called the Hidden Valley Ranch to homebuilders interested in building out a little or even all of the property.

Requisite zoning for the currently vacant Pinal County site has already been secured. The land was previously owned by Miedema Produce Incorporated, of Hudsonville, Michigan.

Emmerson Holdings has specialized in land investments in Arizona, with multiples of properties primarily in the metro Phoenix area.

One of the fastest-growing cities in the nation, Maricopa has seen its population in the last two decades jump from just over 1,000 people to a current estimated 52,000.

The population boom has sparked new homebuilding projects in and near the city.
