Wendy’s Restaurant Locations Up for Sale in Wake of Company’s Downsizing

The closing of hundreds of restaurants belonging to the Wendy’s hamburger chain is creating new opportunities for real estate investors and developers.

Earlier this year, the Dublin, Ohio-based company announced plans to shutter upwards of 6% of all its properties nationally, a figure that equals around 350 restaurants. The company said it was shedding its properties due to a 11.3% decline in sales in the last quarter of 2025.

The commercial real estate firm Crexi currently lists more than 200 Wendy’s properties up for sale, ranging in price from $710,000 for a 3,000-square-foot site in Twinsberg, Ohio, to $4.7 million for a 3,000-square-foot store that is part of a larger complex in Katy, Texas.

The Crexi listings include a similar roughly 3,000-square-foot location in Fort Collins for sale for $5.6 million; and a $2.8 million, 2,200-square-foot Wendy’s in Greeley.

Colorado is additionally represented on the Crexi site with a 2,700-square-foot Wendy’s in Broomfield, listed for $2.7 million.

Texas is proving a particularly active market, with a 2,400-square-foot Wendy’s located in Woodway up for sale for $2.5 million; and a Houston outlet measuring just over 2,500 square feet listed for $2.6 million.

And location means everything: In Irwindale, California, 26 miles to the east of expensive Los Angeles, a similar sized Wendy’s at 2,600 square feet is up for sale for $4 million.

Perhaps the record was set with the $24 million purchase of a Miami Wendy’s property. The international development firm Masaveau bought the restaurant and surrounding property with the intention of transforming the site into upscale residential.

Wendy’s stores in the Arizona cities of Benson, Apache Junction, Mesa, and Sedona have all recently been sold. The same holds true for Wendy’s properties in Albuquerque, Artesia, Las Cruces, and Santa Fe.

According to a website maintained by Wendy’s, the company currently has more than 90 locations in Arizona; 110 in Colorado; 33 in New Mexico; and a big 433 in Texas.

Wendy’s outlets are generally stand-alone structures ranging in size from 2,000 square feet to 3,000 square feet.
